Primary Purpose:
Supervise daily activities of HVAC and general maintenance operation to ensure district facilities are safe, neat, and attractive. Assist with planning, organizing and implementing construction and other departmental operations.
Qualifications Education/Certification:
Some college or university semester hours preferred
Special Knowledge/Skills:
- Knowledge of mechanical and electrical design and installation.
- Knowledge of health and safety regulations.
- Knowledge of building codes, zoning ordinances, and the inspection certification process.
- Skill in reading blueprints and schematics.
- Skill in conducting on-site inspections of all district facilities.
- Strong organizational, communication and interpersonal skills.
- Skill in a variety of equipment, including but not limited to, forklifts, pallet jacks, personal computers, and hand tools.
- Skill in communicating effectively with others.
- Ability to follow written and verbal instructions.
- Acceptable driving record
Entry Qualifications Experience:
Three years construction project management, architectural, or engineering experience
Essential Job Functions:
- Assign all general maintenance work and oversee completion.
- Diagnose and repair malfunctions in various types of heating and air conditioning systems, including rooftop equipment.
- Install new heating and air conditioning systems and components.
- Relocate and expand existing HVAC systems as needed.
- Repair, replace, or calibrate controls, thermostats, switches, fuses, and electrical wiring.
- Fabricate, assemble, and install duct work and piping according to specifications and code.
- Wire and connect motors, compressors, temperature controls, and humidity controls according to wiring schematics.
- Maintain Freon dispensing records to meet federal requirements.
- Maintain preventive maintenance schedules and procedures for all HVAC equipment, including changing of filters and cleaning condensers and coils.
- Perform duct cleaning and air quality testing as needed.
- Assist energy manager to complete energy conservation surveys to realize most efficient, cost-effective use of HVAC energy.
- Receive and complete work orders.
- Select material and hardware and make time and materials estimates.
- Maintain accurate records on material and labor used.
- Maintain inventory of district-owned tools, equipment, and materials.
- Inspect jobs upon completion and ensure areas are clean.
- Work with building principals and supervisors to complete projects.
- Detect needed repairs on equipment following established inspection procedures.
- Respond to emergency calls as needed.
- Perform preventive maintenance on tools and equipment.
- Ensure that equipment is in safe operating condition.
- Order equipment and supplies and maintain accurate records.
- Plan and direct inventory and stock control program for equipment and supplies.
- Assist in coordinating the transition of building operation from general contractor to district upon acceptance of a facility.
- Recommend replacement of existing equipment.
- Conduct annual inventory of physical equipment and supplies.
- Supervise, evaluate, and train grounds employees to ensure effectiveness and productivity.
- Assist in recruiting, screening, training, and evaluation of grounds employees.
- Maintain accurate information for payroll reporting (time cards, tardiness, and absenteeism).
- Attend professional growth activities to keep abreast of innovative techniques in maintenance and grounds operations.
- Respond to afterhours emergencies as needed

- Perform other duties as assigned by the supervisor or other administrator that are consistent with the general requirements and qualifications for the position.
Equipment Used:
Power saw, planer, drill press, sander, band saw, table saw, radial arm saw; nail gun, air compressor, other power equipment, measuring devices, and light truck or van, ladders, forklift, elevated lift equipment and general office equipment.
